Homeowner (Comprehensive)

Covers your dwelling, contents, and liability against all perils except those specifically excluded. The standard for detached homes and townhouses in BC.

Condo (Unit Owner)

Covers your contents, betterments, and personal liability. The strata insures the building. Your policy fills the gaps — including the strata deductible.

Tenant / Renter

Covers your personal property, additional living expenses, and personal liability. Your landlord's policy covers the building only.

Landlord

Covers the dwelling, your liability as a landlord, and loss of rental income. Does not cover the tenant's belongings.

Personal Liability

Legal costs if someone is injured on your property. $1M-$2M standard. Higher limits recommended if you have a pool, trampoline, or significant assets.

Medical Payments

Minor medical expenses for a guest injured on your property, regardless of fault. Typically $5,000-$10,000.

BC is in a seismically active zone. Not included in standard policies. Higher deductible — 10-20% of dwelling limit. Worth considering for any BC homeowner.

Overland Water

Sewer Backup
